Closing Remarks

Focusing on Private Sector sponsored mixed use projects
  • Russell Kalmacoff - President - Rockmount Financial Corporation

Summary: CMHC mortgage insurance can play a major role. If the goal is larger, mixed-use projects, including more family-sized suites, residential rental, and commercial/retail/office space, NHA insurance on loans from private sector can be a incentive. Fixed income investor sources are abundant, at low cost. Land assembly assistance for larger sites could come from the Federal Infrastructure Bank. Private equity investors can also play a role, in junior construction financing, ownership of income property component, as well as traditional role in investment condominiums. Larger projects would support common area services as well. The typical result would be a virtual neighbourhood. The concept would work in urban and rural environments, including Indigenous communities.
